85 Southwark Street, London

This is a gem of a building set in what was a dreary backwater south of the Thames and was a clear winner at regional level and an outstanding national candidate.

Searching for a new home for 150 staff scattered across five buildings, A&M settled for an awkward, former petrol station overlooking a busy road to create a showpiece for its own architectural skills.

It was an expensive development. But A&M believes the building is an excellent investment, not just in cash terms but in response from clients and satisfaction among staff.

A dramatic glazed façade uplifts the whole street. In contrast, the south-facing rear pays homage to the surrounding Victorian buildings. This steps down to planted areas, letting in controlled light and creating a delightful garden effect.

Inside, the detailing is impeccable, incorporating exposed concrete and simple materials. The ground-floor café gives a sense of arrival.

This is a breath of 21st-century air which has helped lead regeneration of a Victorian enclave.

Winner Midlands & East Anglia
Aston Martin, Gaydon, Warwickshire

Aston Martin, world-famous for producing sleek, powerful cars has carried this attitude through to the creation of a new HQ at Gaydon. The superb entrance elevation and customer reception have a real wow factor. But it is essentially a factory, softened with a barrel-vaulted roof and low walls for minimal impact on the rural surroundings. The integration of a 'street', with its display of historic Aston Martin cars, is a clever way to link the customer entrance with the factory and office space.

Winner South of England & South Wales
Government Communications HQ, Hubble Road, Cheltenham

It's been called the great doughnut and the hole with a million secrets and reflects a massive change in culture by this ultra-secret organisation. Offices open onto an internal street snaking around the great ring and bridges are extra-wide for staff to stop, sit and talk rather than beaver away in secret. This is still a secret building, protected by heavy walls and restricted access. Yet even this is attenuated by clever use of glass and local Cotswold stone, making the entry like that of a luxury hotel.
